Terms of Contract


1. Conclusion of the contract

1.1 The following applies to all booking channels (e-mail, website, telephone, WhatsApp): The basis is exclusively content published directly by us. Information published by other companies is not binding.

1.2 The following applies to bookings made orally, by telephone, in writing, by e-mail, SMS or WhatsApp

a) With the booking you bindingly offer us the conclusion of the accommodation contract.
b) We will immediately confirm the receipt of your booking by electronic means (confirmation of reservation).
c) The transmission of the booking by pressing the button does not constitute a claim for the conclusion of a contract.
d) The contract comes into effect as soon as you have received our confirmation of reservation and the deposit (see section 2.1) of 20% has been received by us within 10 days.

1.3 We would like to point out that there is no right of withdrawal, but only the legal rights of withdrawal and termination.

2. Payments

2.1 After conclusion of the contract a deposit of 20% of the accommodation price is due for payment. The deposit must be received by us within 10 days. The remaining payment is due 28 days before arrival.

2.2 If you do not make the down payment and/or the final payment in accordance with the agreed payment due dates, although we are willing and able to provide the contractual services in accordance with the contract, we are entitled to withdraw from the travel contract after issuing a reminder setting a deadline and charging you with withdrawal costs in accordance with sections 4.2 to 4.5.

2.3 No booking documents will be sent by post. As a rule, we confirm your payments by e-mail or other electronic form. The payment confirmation replaces the booking documents together with the booking confirmation.

3. Changes in services

3.1 Deviations of essential characteristics which become necessary after conclusion of the contract and which were not caused by us contrary to good faith are permitted, as long as the deviations are insignificant and do not affect the overall design of the stay.

3.2 We are obliged to inform you about changes in services – as soon as we become aware of them – immediately of the reason for the change by e-mail, SMS or voice message.

3.3 In the event of a significant change in an essential characteristic of our services or a deviation from your special requirements, which have become part of the accommodation contract, you are entitled to withdraw from the accommodation contract within a reasonable period of time set by us at the same time as we notify you of the change:
– either to accept the change
– or to withdraw from the contract free of charge
If no reaction or no reaction is received by us in due time, the notified change shall be deemed accepted.

4. Cancellation by the customer prior to arrival or cancellation

4.1 You can withdraw from the accommodation contract at any time before the start of the journey. The cancellation must be declared to us in writing.

4.2 If you withdraw before arrival or do not arrive, we lose the right to the accommodation price. Instead, we may demand reasonable compensation, provided we are not responsible for the cancellation.

4.3 If you interrupt your stay for reasons for which we are not responsible, we can also demand reasonable compensation.

4.4 We have fixed the amount of compensation at a flat rate, taking into account the period between the notice of cancellation and the date of arrival. The compensation lump sums can be found in section 7 of these contract conditions.

4.5 In any case, you are entitled to prove that the reasonable compensation to which we are entitled is significantly lower than the compensation lump sum demanded.

4.6 If we are obliged to refund the accommodation price as a result of a cancellation, the refund will be made immediately, but at the latest within 14 days of receipt of the notice of cancellation.

5. Termination for reasons of conduct

We may withdraw from the accommodation contract or, after arrival, terminate the accommodation contract without notice if, despite our warning, you persistently disturb the peace in our accommodation or behave in a manner contrary to the contract to such an extent that the immediate termination of the contract is justified. This does not apply if the behaviour contrary to the contract is causally based on a violation of our own information duties. If we terminate the contract, we shall retain the claim to the travel price; however, we must have the value of the expenses saved as well as those advantages which we obtain from any other use of the services not used.


6. Visa, passport and health requirements

There is no obligation on our part to inform you about the legal requirements for entry. You are solely responsible for procuring and carrying the necessary documents, any necessary vaccinations and for complying with customs and foreign exchange regulations. Disadvantages resulting from the non-observance of these regulations, e.g. the payment of cancellation costs, are at your expense. We are not liable for the timely issue and receipt of necessary visas, unless we have culpably breached our own obligations.

7. Data protection

When you make a booking, we collect personal data that is necessary for the fulfilment and execution of the accommodation contract. This data is stored electronically, processed and – as far as it is necessary for the purpose of the contract or for legal reasons – transmitted to third parties, e.g. taxi companies or authorities.
If you provide your e-mail address when booking your trip, we will use this to inform you about comparable offers from our company. If you do not wish to receive this information, you can object to this use at any time. Alternatively, you can object to the receipt of e-mails already when booking.

8. Compensation

For cancellations up to 3 months before arrival:
30 Euro administration fee per cancelled booking.

For cancellations up to 45 days before arrival:
20% of the price for the booked services.

For cancellations up to 30 days before arrival:
40% of the price of the booked services.

Cancellation up to 7 days prior to arrival:
60% of the price of the booked services.

In case of cancellation up to one day before arrival:
90% of the price of the booked services.

Cancellation on the day of arrival, non-arrival or interruption of the trip during the stay:
100% of the price of the booked services.

It is recommended to purchase a travel cancellation cost / trip interruption insurance.
